Initial let only Service

If you wish to manage your own property, then this is the service for you. We will:

  • Find you a suitable tenant.
  • Carryout referencing and a credit check.
  • Prepare an assured shorthold tenancy agreement for signature.
  • Provide a written inventory.
  • Advise regarding a tenants deposit in accordance with the Housing Act 2004. Where requested we can arrange for this to be protected (charged separately).
  • Obtain a valid energy performance certificate (EPC) for the property (charged separately).
  • Contact your tenant prior to the expiry of the tenancy agreement and negotiate terms for renewal.
  • Carryout an End of Tenancy Inspection (charged separately).

Full managment service

Under our FULL MANAGEMENT package, we will:

  • Find you a suitable tenant.
  • Carryout referencing and a credit check.
  • Prepare all legal documentation including an assured shorthold tenancy agreement and any relevant notice, including Section 8 and 21 notices.
  • Provide a written inventory.
  • Collect the rent at our office or via our bank account.
  • Inspect the property.
  • Deal with any maintenance issues.
  • Try to ensure that matters run smoothly for you throughout the tenancy.
  • Advise regarding a tenants deposit in accordance with the Housing Act 2004. Where requested we can arrange for this to be protected (charged separately).
  • Obtain a valid energy performance certificate (EPC) for the property (charged separately).
  • Contact your tenant prior to the expiry of the tenancy agreement and negotiate terms for renewal.
  • Carryout a free End of Tenancy Inspection.
